A BUYER AGENT works for you and puts your needs ahead of everyone else's. Pennsylvania Real Estate Commission requires that until you have signed a written contract with an agent making that person your buyer agent, they must work for the seller! It is in your best interest NOT to disclose any personal detail (especially anything financial) to anyone other than your buyer agent, if you have one. Remember this when you visit open houses! The agent there is working for the seller and can use any revealed information against you in negotiation if you later decide to purchase.
The CONSUMER NOTICE explains it fully. When you begin substantive discussion with an agent, they are supposed to show you a copy of it and explain it to you. Be sure you understand it. If it is not offered, you may want to ask yourself why it wasn't.

THE MONEY GRAB: Many companies and even some individual agents charge an added "processing" fee on top of the COMMISSION you pay for them to market your home. Do you receive any added services for this added fee? Absolutely not. With me, you pay only the comission we agree upon. I think that's enough, don't you?
INFLATING THE MARKET VALUE is a common scenario. Many agents will tell you that your home is worth much more than they really believe it is when speaking with you or doing a market analysis for you. The reason for this is simple: they know that many sellers will list their home with whichever agent tells them they will get the most money for it! This benefits that agent to be sure, but hurts YOU because it will take much longer to sell your home and after a number of price reductions, you will end up netting less money than if you priced it correctly at the beginning. Don't fall for this! Correct pricing is vital; I promise to be realistic and honest with you.
